Commissioning

Independent verification that HVAC, controls, plumbing, and lighting control systems are designed, installed, and operating to your requirements. New construction, LEED, retro-commissioning, and commissioning of federal energy measures.

Energy audits

We have done every step of the commissioning process, so we can join your project at any one of them.

    Comment on drawings and specifications while changes are still cheap.

    Review or write the control logic each system will be tested against.

  4. Commissioning plan

Military installation, Pacific Northwest

Steam decentralization and barracks HVAC under a utility energy service contract

Commissioning authority for two energy conservation measures: replacing a central steam loop with building-level boiler plants across eight buildings, and a full HVAC replacement in a barracks with dedicated outdoor air units, fan coils, an air-cooled chiller, and a condensing boiler.

Design review caught a boiler efficiency deviation from the contract, a removed system still in the test scope, and a controls protocol conflict before construction started.

Acute care hospital, Florida

Pharmacy suite pressurization

Testing found the pharmacy's main area negative to the corridor and the ante room negative to the main area, where both needed to be positive.

Testing at increased outdoor air showed the serving air handler could not reach its discharge air temperature target, so the fix had to include the unit, not just the room balance.

Independent

We are not tied to a designer, contractor, controls vendor, or manufacturer. Findings go to you as written, with the evidence attached.

Principal-led

The engineer who scopes your proposal is the one who reviews the design, runs the tests, and signs the report. No hand-off to junior staff.

Issues that get closed

Every finding states what was observed, why it matters, who owns it, and what done looks like. Then we retest it.

Nationwide

Projects on both coasts and in between. Travel is scoped up front, and remote trend and BAS review keeps site visits to the ones that count.

Common questions

Do you work outside Florida?

Yes. We commission and model buildings across the United States, on both coasts and in between. Work that requires a professional engineer's seal is limited to states where our engineer is licensed, currently Florida and California.

Can you propose on a project that is already out for bid?

Yes. Send the RFP, the commissioning specification section, and the drawings or a link to them. We reply within one business day and can turn around a proposal on bid-day schedules.

How are fees structured?

Most commissioning, audit, and modeling work is a fixed fee based on the systems in scope, the number of site visits, and the deliverables. Diagnostic work on an existing problem can be hourly with a not-to-exceed amount.

Are you independent of the design and construction team?

Yes. We are not affiliated with any designer, contractor, controls vendor, or equipment manufacturer. Our findings go to the owner as written.
